How to turn a rental unit in three days

Vacancy is rarely lost to the work itself — it is lost between the trades. A turnover finishes quickly when the sequence is fixed before the first crew arrives.

Before day one

Confirm the unit is fully empty, access is on a lockbox or smart lock, and utilities are on in the owner's name. Each of these missing costs a full day.

Approve the work list from the move-out inspection in writing. Approvals that arrive mid-job stop the crew.

Day one: clear and repair

Anything left behind is removed first, then repairs and drywall patching run the same day so patches can cure before paint.

Day two: paint

Walls, trim and ceilings where needed. Painting before cleaning is not optional — reversing the order means paying for the clean twice.

Day three: clean, inspect, photograph

Full empty-unit clean, detector and lock verification, then the dated photo set that documents the condition you are handing to the next tenant.
